Ordinance 2025-11 - Miscellaneous revisions to Chapter 23, Zoning
The Board of County Commissioners have adopted an ordinance with various changes to Chapter 23, Zoning, of the Weld County Code. County zoning only applies outside of cities and towns. The Ordinance does several things:
- It makes it easier for working families to run a business at home.
- It replaces the old, ambiguous "commercial vehicles" definition with limitations that are based on gross vehicle weight rating (GVWR) and the zone district where the vehicle is located.
- It adds a definition for "trucking and transportation companies" and allows them by use by special review (USR) in the Agricultural zone outside of subdivisions and historic townsites, as well as in C-3, C-4, and all Industrial zones.
- It revises the number of vehicles that can be associated with zoning permits for certain agricultural uses (ZPAGs) in the Agricultural zone.
- It adds setbacks for parking of semi-tractors and semi-trailers outside of Commercial and Industrial zone districts.
- It makes it so public and private schools go through the same administrative stie plan process rather than having a stricter USR process for private schools.
- It eliminates the need for zoning permit for certain uses.
- And it contains some minor cleanup items as well.

Ordinance 2025-15 - Setbacks from oil and gas facilities - Chapter 23 Zoning
The Board of County Commissioners have adopted an ordinance to amend the distance a building is required to be from existing oil and gas facilities. The ordinance does not apply to new oil and gas facilities in relation to existing buildings.
The required setback for occupied buildings from active oil and gas facilities is no changing. Those buildings are required to be 250 feet from the facility. The distance occupied buildings need to be set back from plugged and abandoned wells is increasing from 50 feet to 75 feet.
Unoccupied buildings such as sheds and detached garages will need to be at least 75 feet from all oil and gas facilities, whether active or abandoned.
