Pursuant to the zoning laws of the State of Colorado and the Weld County Code, a public hearing will be held in the Chambers of the Board of County Commissioners of Weld County, Colorado, Weld County Administration Building, 1150 O Street, Assembly Room, Greeley, Colorado 80631, at the date and time specified.

If a court reporter is desired, please advise the Clerk to the Board, in writing, at least five days prior of the hearing. The cost of engaging a court reporter shall be borne by the requesting party. Request: Show Cause Hearing, PCSC25-0012, to determine whether or not the applicant is in compliance with certain Development Standards for Use by Special Review Permit, USR15‑0042, for Mineral Resource Development Facilities, Oil and Gas Support and Service (office/shop and storage of vehicles and equipment) in the A (Agricultural) Zone District

Legal Description: Lot B of Recorded Exemption, RECX15-0112; being part of the E1/2 SE1/4 of Section 33, Township 3 North, Range 66 West of the 6th P.M., Weld County, Colorado

Development Standards:

6) The fencing and lighting on the site shall be maintained.

7) Should noxious weeds exist on the property or become established as a result of the proposed development, the applicant/landowner shall be responsible for controlling the noxious weeds, pursuant to Chapter 15, Articles I and II, of the Weld County Code.

26) The property owner or operator shall be responsible for complying with the Design Standards of Chapter 23 of the Weld County Code.

28) The Use by Special Review area shall be limited to the plans shown hereon and governed by the foregoing standards and all applicable Weld County regulations. Substantial changes from the plans or Development Standards, as shown or stated, shall require the approval of an amendment of the Permit by the Weld County Board of County Commissioners before such changes from the plans or Development Standards are permitted. Any other changes shall be filed in the office of the Department of Planning Services.

29) The property owner or operator shall be responsible for complying with all of the foregoing Development Standards. Noncompliance with any of the foregoing Development Standards may be reason for revocation of the Permit by the Board of County Commissioners.
