Pursuant to the zoning laws of the State of Colorado and the Weld County Code, a public hearing will be held in the Chambers of the Board of County Commissioners of Weld County, Colorado, Weld County Administration Building, 1150 O Street, Assembly Room, Greeley, Colorado 80631, at the date and time specified.

If a court reporter is desired, please advise the Clerk to the Board, in writing, at least five days prior of the hearing. The cost of engaging a court reporter shall be borne by the requesting party. Request: Show Cause Hearing, PCSC25-0008, to determine whether or not the permittee is in compliance with certain Development Standards contained in Minor Amended Use by Special Review Permit, 1MUSR21-19-0025, for any Use permitted as a Use by Right, an Accessory Use or a Use by Special Review Permit in the Commercial or Industrial Zone Districts (office, light manufacturing, and outdoor storage of vehicles and equipment) to add an 80‑foot x 150-foot structure for general office space and equipment storage, provided that the property is not a lot in an approved or recorded subdivision plat or lot parts of a map or plan filed prior to adoption of any regulations controlling subdivisions in the A (Agricultural) Zone District

Legal Description: Lot B of Amended Recorded Exemption, 1AMRECX19-17-0216; being part of the SW1/4 of Section 10, Township 1 North, Range 65 West of the 6th P.M., Weld County, Colorado

Development Standards:

DS #3 – The hours of operation are 7:00 a.m. – 6:00 p.m., Monday – Friday, except in case of emergency.

DS #4 – The number of on-site employees shall be limited to twenty (20).

DS #5 – The parking area on the site shall be maintained.

DS #22 – The property owner or operator shall be responsible for complying with the Design and Operation Standards of Chapter 23 of the Weld County Code.

DS #24 – The Use by Special Review area shall be limited to the plans shown hereon and governed by the foregoing standards and all applicable Weld County regulations.  Substantial changes from the plans or Development Standards, as shown or stated, shall require the approval of an amendment of the Permit by the Weld County Board of County Commissioners before such changes from the plans or Development Standards are permitted.  Any other changes shall be filed in the office of the Department of Planning Services.

DS #25 – The property owner or operator shall be responsible for complying with all of the foregoing Development Standards.  Noncompliance with any of the foregoing Development Standards may be reason for revocation of the Permit by the Board of County Commissioners.
