Pursuant to the zoning laws of the State of Colorado and the Weld County Code, a public hearing will be held in the Chambers of the Board of County Commissioners of Weld County, Colorado, Weld County Administration Building, 1150 O Street, Assembly Room, Greeley, Colorado 80631, at the date and time specified.

If a court reporter is desired, please advise the Clerk to the Board, in writing, at least five days prior of the hearing. The cost of engaging a court reporter shall be borne by the requesting party. Request: Show Cause Hearing, PCSC26-0002, to determine whether or not the permittee is in compliance with certain Development Standards contained in Use by Special Review Permit, USR‑1758, for an Oil and Gas Support and Service Facility (roust‑a-bout and excavating services) in the A (Agricultural) Zone District

Legal Description: Lot A of Recorded Exemption, RE-2266; being part the N1/2 of Section 16, Township 2 North, Range 66 West of the 6th P.M., Weld County, Colorado

Development Standards:

DS #1 – The Site Specific Development Plan and Use by Special Review Permit, USR‑1758 is for an Oil and Gas Support Facility (roust-a-bout and excavating service) in the A (Agricultural) Zone District, as indicated in the application materials on file and subject to the Development Standards stated hereon.         

DS #20 – All structures shall require Building Permits.

DS #28 – The Use by Special Review activity shall not occur, nor shall any Building or Electrical Permits be issued on the property, until the Use by Special Review plat is ready to be recorded in the office of the Weld County Clerk and Recorder.

DS #29 – The property owner or operator shall be responsible for complying with the Design Standards of Section 23-2-240 of the Weld County Code.

DS #30 – The property owner or operator shall be responsible for complying with the Operation Standards of Section 23-2-250 of the Weld County Code.

DS #32 – The Use by Special Review area shall be limited to the plans shown hereon and governed by the foregoing standards and all applicable Weld County regulations. Substantial changes from the plans or Development Standards, as shown or stated, shall require the approval of an amendment of the Permit by the Weld County Board of County Commissioners before such changes from the plans or Development Standards are permitted. Any other changes shall be filed in the office of the Department of Planning Services.

DS #33 – The property owner or operator shall be responsible for complying with all of the foregoing Development Standards. Noncompliance with any of the foregoing Development Standards may be reason for revocation of the Permit by the Board of County Commissioners.
