Property Tax Payments

 

Property Tax Notice Mailing

Property tax notices are normally mailed before the end of January to the owner of record which is the name and mailing address listed on the Tax Roll at the time of the assessor's certification. The Tax Roll is prepared and maintained by the  Weld County Assessor.

Per State Statute, failure to receive a property tax statement does not exempt the taxpayer from timely payment of taxes. If you do not receive a tax notice by the first week of February, please contact our office. Failure of any person to receive such statement shall not preclude collection by the Treasurer of the amount of taxes due and payable. C.R.S. 39-10-103, as amended.

Address and Name Change

A change of name can only be done by a deed. The assessor’s office will make the name change after the deed is recorded with the Weld County Clerk and Recorder’s Office. A name change could be due to a transfer of ownership of the property, death, or marriage.

Payment Dates

Property taxes are due January 1st for the previous year. Payments may be made in two equal installments or in one full installment. Partial payments are not accepted.

First Half Due Date:  February 28, 2025
Second Half Due Date:  June 15, 2025
Full Payment Due Date:  April 30, 2025

When the tax amount is twenty-five dollars ($25.00) or less, the half-payment option does not apply, therefore a single payment must be received by the full payment date. Payments bearing U.S. postmarks reflective of these dates are acceptable.

If your payment is postmarked after the deadline date, delinquent interest as shown below is added to the tax amount.

Where Do I Make Payment?

  • Mail: Checks, money orders or cashier's checks made payable to Weld County Treasurer and mailed to PO Box 458, Greeley, CO 80632-0458. To ensure accurate posting of your payment, please include the appropriate payment coupon for each property.
  • Online: Visit www.weldtax.com to make a payment using an electronic check (free), or debit or credit card (a third party fee will be added). 
  • Office: Payments can be made in our office located at 1400 N 17th Avenue, Greeley, CO 80631. We accept cash, checks, money orders, cashier's checks (free), and debit/credit cards. Visa debit is a $4.00 flat rate fee and all others will be charged a fee by a third party vendor.
  • Drop Box: Check payments can be dropped in our new drop box located north of the main building entrance. Follow signage to the drop off box. Please do not drop off cash or lien payments in the drop box. Lien payments must be in our office and processed by the last business day of the month, postmarks or items in the drop box are not accepted. 

Mortgage Company Payments

Colorado Revised Statutes mandate that the treasurer mail the property tax notice to the owner of record, as their name and address are listed on the tax roll certified by the county assessor. Your mortgage company DOES NOT receive a copy of the property tax notice. Most mortgage companies perform their own research of the property taxes they are responsible for by your contractual agreement, our office does not keep track of mortgage companies. If you feel your mortgage company needs a copy of your property tax notice, simply send them a photocopy.

If you and your mortgage company submit payment, the treasurer's office will process the mortgage company payment and return the tax payer's payment.

Information For Seniors and Disabled Veterans

Senior and Disabled Veterans Property Tax Exemption

This program is for qualifying seniors and qualifying disabled veterans which would make 50% of the first $200,000 of actual value exempted. These programs must be applied for and approved by the Assessor's Office. Application deadline is July 15, of the year for which you are seeking exemption. The exemption only needs to be applied for once, and it remains in effect for subsequent years as long as the property ownership and occupancy do not change. Qualifying Seniors

Must be the owner of record, and must have been the owner of record for at least ten consecutive years prior to January 1.

 Must be 65 years of age by January 1 of the year for which they are applying.

 Must occupy the property as their primary residence, and must have done so for at least ten consecutive years prior to January 1. If you own multiple residences, only one can be designated as your primary residence.

The surviving spouses of seniors who previously qualified.

Qualifying Disabled Veteran

Rated 100% totally and permanently disabled by the federal Department of Veterans Affairs and honorably discharged.

Must be the owner of record and occupy the property as their primary residence prior to January 1.

Surviving spouses

Must be the owner-occupier of the same property of the disabled veteran who previously qualified and who passed away prior to January 1.

 Must occupy the property as their primary residence.

Has not remarried.

Gold Star Spouses

 Must be the surviving spouse of the veteran who passed away in the line of duty OR the veteran's death resulted from a service related injury.

 Has not remarried.

 Must occupy the property as their primary residence and the property has been continuously owned by the applicant and/or their spouse as of January 1.

Tax Deferral Programs

Property Tax Deferral Program

The state of Colorado has a tax deferral program for seniors, active military and taxpayers that experience a property tax growth of 4% averaged from the preceding two years.

The Property Tax Deferral program does not exempt taxes; it is a loan with minimal interest to assist Coloradans with paying real property taxes if an application is submitted and the applicant is eligible. The deferral loan is recorded as a junior lien against the participant's property until paid in full. The application must be filed between January 1st and April 1st of the current year. Taxpayers who have previous year deferrals must reapply each year to continue the prior allowable deferral of taxes, even if they choose not to participate in the current year.

Special Assessments

What are Special Assessment Liens?

A Special Assessment charge on your property tax notice could be from varying sources. The county, city, town or taxing authority can attach an overdue bill to your real property account if collection efforts are unsuccessful.

An overdue bill could be for delinquent utility billings such as an overdue water or sanitation bill, an overdue weed control bill etc.

The treasurer's office is unable to give you specifics on the special assessment received from the taxing authority and you should contact your city, town or taxing authority. If it is a county imposed special assessment you can contact the planning and zoning department at 970-400-3520.

When do I pay my Special Assessment Lien?

Special assessments are due and payable with your real estate property taxes. The special assessment installments can be paid in halves or one full payment. The first half needs to be paid by the last day of February and the second half by June 15. The full payment needs to be paid by April 30. These are the same deadlines as the real estate property tax payments.

When the annual installment of a special assessment becomes delinquent, the entire assessment amount goes to tax sale and payments of the assessment can no longer be paid in installments. The entire amount must be paid in full.
